Q. I'm interested in becoming a lodge owner, how do I go about viewing a lodge?
With frequent 'open house days' there has never been a better time to visit one of our luxury show lodges. If you would like to see the show lodges before the next open day date please contact us on the links below.
Q. How long is the lease on the lodge?
Initially the ownership lease is for 50 years, renewable after this time period.
Q. What site fees am I liable for?
Site fees run on an annual basis from 1st November, paid in full for the first year then on a quarterly basis thereafter. Insurance is as defined within the licence agreement, that being the buyer is responsible for insuring the lodge for its replacement value from the completion date.
Q. How do I pay for utilities?
Standard utilities are gas, water and electric which are all connected by a metering system. Our gas supply is LPG and is piped underground to each lodge. We benefit from mains water supply, with UK Power supplying electricity to each lodge on a meter. Meters are read monthly with a quarterly bill sent to you for payment by bank transfer or cheque payable at The Warren Estate Office or Reception.
Q. How do I access telephone lines and the internet?
With no over-head cables within the lodge park telephone usage is by mobile phone only. Any high street mobile phone provider can supply a sim card for internet and calling via WIFI when you sign up to a monthly contract with them.
Q. If I decide to go ahead and buy a new lodge, what is the deposit?
An agreed deposit of £5,000 shall be paid on signing and entering into a sales agreement. This deposit is non-refundable and secures the lodge and pitch until the agreed completion date.
Q. Can I register for the local doctors?
Yes, we simply print you out a proof of ownership letter which you can use to register.
Q. What facilities do I get use of on the site?
Warren Lodge Park benefits from its own swimming pool and gym. At present each lodge owner gets complimentary usage of these facilities. The Warren Estate is due to invest in a gym extension in the near future which will also include a new coffee lounge.
Q. Do I get discounts on golf club membership or green fees?
Yes, at both The Warren and Bunsay Golf Clubs, subject to local t&c’s.
Q. How many consecutive weeks can I stay in my lodge as an owner?
We are open 50 consecutive weeks from 29th January each year, with the lodge park completely closed for a 2 week period between January 15th to 28th inclusive. There is no restriction on the use of your lodge within the 50 week period.
Q. Can I still get into my lodge when the park closes in January for two weeks?
Yes, we allow a daily maintenance visit between 9 am and 5 pm. We then secure the lodge park with a closed gate from 10 pm to 6 am every night during this closure period.
Q. What guarantees come on my new lodge?
Omar supply each lodge with a Gold Shield 10 year Warranty and first year snagging guarantee. Individual items like double glazed windows, roof pitch tiles and white goods all carry their own warranties. Please visit the Omar Lodges website on the link below for a full listing on each lodge.
Q. What happens if I decide to resell the lodge in the future?
On any future resale you can decide which agent to market the property with and set your own sale price. Our commission on a resale is currently 7.5% plus VAT of the whole consideration, inclusive of contents. On signing a licence agreement the buyer acknowledges this will take precedence over a sales agreement and any other verbal arrangement where applicable.

Park Rules
Ponds
Please be aware that the water is deep in both of the ponds on the park and children must be supervised at all times. Paddling, swimming and fishing are prohibited in all ponds.
Facilities
We reserve the right to alter or withdraw amenities or facilities (including Hot Tubs) without prior notice when necessary due to repairs, maintenance, weather conditions or circumstances beyond our control.
Unreasonable Behaviour
We reserve the right to terminate a holiday at any time if the behaviour of anyone in your party is likely to impair the enjoyment, comfort or health of other guests or members of staff. Please respect the privacy of guests in other lodges and keep noise after 10pm to a minimum. Music played outside the lodges must be kept to a reasonable volume and should not be played after 10pm. The use of bad language will not be tolerated. In these circumstances refund of booking monies will not be made.
Children
All children on site remain the responsibility of their parents/guardians. Children should not be left unattended in the lodges and should not be allowed to stray away from the open areas of the park.
Hot tubs
Reasonable behaviour should be maintained in hot tubs and care taken not to cause offense to other guests.
BBQs
Care must be taken to avoid excess smoke affecting adjacent lodges. Charcoal barbecues must be fully extinguished after use.
Pets
Please keep dogs on a lead around neighbouring lodges. Clean up after them at all times. Bins are provided at the refuse point.
Fires
No open fires or fire lanterns are permitted on site for any purpose.
Fireworks
No fireworks may be bought onto or used on the site.
Your vehicles
Your vehicle, accessories and contents, are left entirely at your risk. We are not responsible for any loss or damage caused to any vehicle left on the premises.
Vehicle Speed
The speed limit in the lodge park is 5mph, we are a family friendly park and ask all drivers to do so with great consideration to pedestrians, cyclists and wildlife. Driving or parking on the grass is not permitted at any time.
Refuse
Please use refuse bins provided. The main bin store is situated at the bottom of entrance driveway. No refuse bags are to be left outside lodges as these are frequently damaged by animals and can encourage vermin.
Recreation
No ball games may be played in the vicinity of other lodges.
Polite notice
Please can we ask you to refrain from flushing any wet wipes, cosmetic wipes, nappies and ear buds down the toilet systems.
Light Pollution
Exterior lighting should be kept to a minimum and should be turned off after midnight.
Wildlife
This park has an abundance of wildlife which must not be interfered with in any way. Dogs must not be allowed to chase or harass any wild animal. We discourage the practice of feeding wild animals as this can attract vermin.
